Whats a LSR?
A Loan Statues Report (LSR) is a document that demonstrates to the Realtor and seller of a property that you have consulted with a lender to finance the purchase of a home. This document is what has replaced the "Pre-Approval Letter" in the State of Arizona.
List of Needs & Wants
Make 2 lists. The first should include items you must have (i.e., the number of bedrooms you need for the size of your family, a one-story house if accessibility is a factor, etc.). The second list is your wishes, things you would like to have (pool, den, etc.) but that are not absolutely necessary. Realistically for first-time buyers, you probably will not get everything on your wish list, but it will help keep you on track.
Be Objective
Instead of thinking with your heart when you find a home, think with your head. Does this home really meet your needs? There are many houses on the market, so don't make a hurried decision that you may regret later.
Be Thorough
A few extra dollars well spent now may save you big expenses in the long run. Don't forget such essentials as:
1. Include inspection & mortgage contingencies in your written offer.
2. Have the property inspected by a professional inspector.
3. Request a second walk-through to take place within 24 hours of closing.
4. You want to check to see that no changes have been made that were not agreed on (i.e., a nice chandelier that you assumed came with the sale having been replaced by a cheap ceiling light).

Cash Bonus When You Buy or Sell a Home- You will receive a cash bonus on the purchase or sale of your home, and a combined bonus if you do both. The amount you will receive is based on the sale or purchase price of the home. The following chart will give you some details about your cash bonus.
Purchase or sale price Cash Back Bonus
$ 50,000 - 99,999 $ 200
100,000 - 199,999 $ 400
200,000 - 299,999 $ 600
300,000 - 399,999 $ 875
400,000 - 499,999 $ 1100
500,000 or more $ 1375 *
* If the purchase price is higher, the cash bonus will be adjusted incrementally
* On a Short Sale, do to the laws we can not give a Cash Back Bonus on the sale. The Cash Back Bonus will go towards another purchase or a rental.
Guidelines - To Receive a cash bonus, client must either sell a home or purchase a home (non-commercial residential property) with us. The client must follow these guidlines to be eligible to receive a cash rebate.
- Register with GRLLC Relocation Services before contacting any realtors
- View the home that is purchased only with GRLLC
- Close on the property with GRLLC
- If selling, list the home only with GRLLc
The cash bonus shall be paid by GRLLC to the program Participant within 30 days after the closing.

The ability to pay a cash bonus may be modified by State law
